What is the difference between a "Listing Agent" and "Selling Agent"?

Listing Agents are the agents who have listed a property for sale. They provide the seller with a Comparative Market Analysis (CMA) to determine the market value of the seller's home. They also add the property to the Multiple Listing Service (MLS) which lists all properties for sale by real estate agents/brokers. The listing agent has a duty to the seller to reasonably market the home. Marketing may include a sign in the front yard, an ad in the local newspapers, fliers, mass mailings, ads in real estate magazines and/or anything else agreed to between the seller and the listing agent.
Selling Agents (also Buyer's Agents) assist the public in purchasing real estate. They should assure a buyers sees all available properties which meet the buyer's qualifications which are listed in the Multiple Listing Service (MLS). It is important to have good communication with your real estate agent. This will make it easier for the buyer's agent to work for the buyer and find the most suitable property available.
